10% of the rental income the property earns. That covers everything on the for-owners page — listing work, guest communication, cleaning coordination, and maintenance. There is no separate charge for callouts or turnovers.
The cost of the work itself: cleaners, tradespeople, parts, consumables, and channel fees are the property’s costs and are passed through. We coordinate and supervise them; we don’t mark them up. Anything structural or capital is yours to decide on, and we’ll tell you when we think something needs doing.
Yes — we take properties across the United States and Costa Rica. Those two are simply where we run homes today. If yours is somewhere new to us, send it anyway and we’ll tell you honestly whether we can do it justice.
We do, at any hour. Inquiries, check-in problems, and anything that goes wrong during a stay come to us, not to you. You hear from us when there’s a decision only an owner can make.
It stays yours. We rebuild it rather than replace it, so the reviews and the ranking history you have already earned come with you. Before anything changes we send you a review of the current listing and what we would do differently.
Minimum term is [MINIMUM CONTRACT PERIOD] and notice to cancel is [NOTICE PERIOD TO CANCEL]. We would rather you stay because the numbers are working than because of a contract.
New. We have been managing for a matter of months, and the for-owners page shows you exactly what we run and how it is rated rather than implying a longer track record. If you would rather hand a property to someone with ten years behind them, that is a reasonable thing to want.
Yes. We block the calendar for owner stays and maintenance whenever you ask. Give us as much notice as you can and we will work around it.
