Listing and revenue optimization

The listing is the product. We write it, price it, and keep tuning it against what the market is actually paying.

Cleaning and turnover

Coordinated between every stay, inspected afterwards — because the review a guest leaves is mostly about this.

Every service on this page. There is no separate charge for cleaning coordination, maintenance callouts, guest support, or listing work.

We publish the rate because it is the first thing you want to know, and a management page that makes you ask for it has told you something already. If the property needs work we cannot cover at this rate, we will say so before you commit, not after.

What happens after you send the form

Mostly, we do things and you wait. That is the point of hiring a manager.

You send the property

City, size, and the listing link if it is already live. Two minutes, and no obligation attached to it.

We review the listing

If it is already listed, you get a real critique of it — pricing, photos, title, calendar settings — and what we would change. If it is not, you get an assessment of what it could earn.

We agree the terms

The rate is published above, so there is nothing to negotiate there. What we agree is the practical part: access, cleaning, who holds keys, and when you want to use the place yourself.

We take it from there

Listing rebuilt and published, calendars synced, cleaning and maintenance arranged. You get your time back.

What owners ask us

The awkward ones included.

10% of the rental income the property earns. That covers everything on the for-owners page — listing work, guest communication, cleaning coordination, and maintenance. There is no separate charge for callouts or turnovers.
The cost of the work itself: cleaners, tradespeople, parts, consumables, and channel fees are the property’s costs and are passed through. We coordinate and supervise them; we don’t mark them up. Anything structural or capital is yours to decide on, and we’ll tell you when we think something needs doing.
Yes — we take properties across the United States and Costa Rica. Those two are simply where we run homes today. If yours is somewhere new to us, send it anyway and we’ll tell you honestly whether we can do it justice.
We do, at any hour. Inquiries, check-in problems, and anything that goes wrong during a stay come to us, not to you. You hear from us when there’s a decision only an owner can make.
It stays yours. We rebuild it rather than replace it, so the reviews and the ranking history you have already earned come with you. Before anything changes we send you a review of the current listing and what we would do differently.

New. We have been managing for a matter of months, and the for-owners page shows you exactly what we run and how it is rated rather than implying a longer track record. If you would rather hand a property to someone with ten years behind them, that is a reasonable thing to want.
Yes. We block the calendar for owner stays and maintenance whenever you ask. Give us as much notice as you can and we will work around it.
